Ease was appointed as Project Manager to oversee the completion stages of Cornwall’s most luxury new hotel The Scarlet, a £12 million, 37-bedroom hotel and Spa built to the highest eco standards on the cliffside overlooking the breathtaking Mawgan Porth Beach.
The directors had a complex brief with Sustainability a key deliverable. Because of our involvement with Eden Project, Andy Cook of Ease was initially approached to attend project development workshops for the hotel, and his invaluable experience of construction, contractual, commercial and project delivery, the board of the hotel offered a fixed term contract to assist with the delivery of the project.
The role encompassed all manner of construction related elements including co-ordinating the contractual appointment of the selected principle contractor and consultants, tendering further consultants and specialist contractors, and then managing the delivery of the main contract via the five appointed specialist fit-out contractors.
As the hotel’s core business is not development, there was a need to instigate, co-ordinate and manage the processes associated with construction projects. For instance, risk registers, cost code systems, drafting project execution plans, liaising with bank monitoring surveyors, forecasting, programming, devising procurement strategies.
Two other key elements of the role was to implement and maintain the spirit of the partnering agreement between all key members of the project, and secondly, devise a method that simply ensured the clients Sustainability objectives were being met through the development of the project.
In reference to Ease’s major contribution to the project, The Scarlet wrote: “We appreciated early in the development process that delivering such a complex project with vast array of designers, contractors, suppliers and artists was going to be very challenging. To help us bring all the strands of the project together we employed Andy Cook. His experience enabled us to deliver our beautiful hotel without compromising our criteria for sustainability, cost and programme”.
The Scarlet has won many awards for its design and eco credentials, most notably UK Commercial Property Awards 2010, where Ease was singled out for its contribution for winning Best Small Hotel and Construction UK.
